At Tooketree Passive Homes, we produce Passive-House quality prefab wall, floor, and roof panels. We call these panels SEED panels because they are sustainable, ecologically responsible, energy efficient, and durable.

Our SEED panels meet Canada’s highest and most rigorous health and environmental standards. Tooketree is a Net-Zero Qualified Builder, which means our homes are efficient enough to be heated, cooled, and powered by renewable energy produced on-site. Our product is CSA Certified, which indicates that the panels and their contents meet the rigorous requirements set by the Standards Council of Canada around quality, safety and reliability.

Tooketree’s leaders are dedicated and collaborative members of Builders for Climate Action. Our SEED building system was purposefully designed to be a climate solution. Our panels are made from natural materials that store carbon and help mitigate climate change. 

We use eco-friendly insulation such as blown-in cellulose, made primarily from recycled newspaper; sheep’s wool batts; denim batts made from recycled fabric and salvaged garment factory scraps; and wood fibre board, which is also manufactured from recycled materials. 

Our building materials are mostly plant-based – born from photosynthesis: nature’s system for capturing atmospheric carbon. Dry plant matter and natural wool are about half carbon by weight. When we store carbon-rich matter in the walls, floors and roofs of our homes, we effectively prevent that carbon from re-entering the atmosphere. We use high-performance ‘smart’ membranes as vapour control layers and water-resistive barriers. They provide airtightness, vapour control and weatherproofing but allow moisture to dry out in either direction.

Our wall panels are based on a double-stud system – a method commonly used in passive house building. An interior 2x6-framed wall acts as the primary load-bearing structural wall, while a 2x4-framed wall provides a solid exterior boundary. An insulated cavity between the interior and exterior walls prevents the transmission of thermal energy, which helps maintain desired conditions indoors. A layer of fibre board insulation covers the exterior side of the panel from edge to edge, acting as a blanket for the building and further preventing what the passive-house industry calls “thermal bridging”.

Tooketree manufactures SEED panels in a controlled environment. This enables our team to consistently produce a product that is clean and dry throughout.  A computerized numerical control (CNC) machine, loaded with data from our design program, cuts most of the dimensional lumber used to build our wall panels. This creates efficiency and keeps construction waste to a minimum.

Tooketree has been building ecological passive-quality homes since 2018. Our success helps prove that homes and buildings can be highly energy efficient without the use of toxic synthetic materials and can help us mitigate and adapt to climate change.

Our SEED (Sustainable, Ecological, Efficient, Durable) panels incorporate standard natural building materials with a few special considerations. We use ‘smart’ membranes as vapour control layers and water-resistive barriers. They prevent air movement but allow any moisture in the wall, floor or roof to dry out in either direction, helping to minimize the risk of mold.

SEED building systems are manufactured in a climate-controlled environment, which allows us to produce high-quality, exceptionally well-insulated, airtight panels that enable buildings to meet rigorous Passive House standards.
