Tooketree Passive Homes is a leader in sustainable, prefabricated, passive house construction
World-Class Energy Efficiency
Tooketree Passive Homes is a Net-Zero Qualified Builder, which means our homes are efficient enough to be heated, cooled, and powered by renewable energy produced on-site.
Tooketree provides proven energy efficiency through super-insulated, air-tight building envelopes, saving you money.
Passive House buildings allow heating and cooling-related energy savings of up to 90% compared with typical building stock and over 75% compared with average new builds.
Long-term Durability
Tooketree homes and buildings are made to last for generations. The robust design and meticulous fabrication is supported by high-performance air, water, and vapour control barriers, shear-resistant fasteners and connectors, and passive-house-quality triple-glazed windows.
Our panels are CSA Certified, which indicates that the panels and their contents meet the rigorous requirements set by the Standards Council of Canada around quality, safety and reliability.
High Standards for Quality
Tooketree manufactures SEED panels in a controlled environment. This enables our team to consistently produce a product that is clean and dry throughout.
Using SEED Panels reduces the impact of variables such as weather, uneven terrain, eliminating many of the delays that make building on-site a challenge, compromise quality, and add cost.
This graph by SEEFAR demonstrates the costs, savings and added value associated with long-term ownership of a sustainable home, compared to a minimum code-built home.
Heating and cooling account for over 65% of the average Canadian homeowner’s utility expenses.
According to National Resources Canada heating your home makes up about 64% of your utility bill, while cooling is about 2%.
Passive House buildings allow for heating and cooling-related energy savings of up to 90% compared with typical building stock and over 75% compared with average new builds.
While the up-front investment into building a sustainable home may be slightly higher, the energy savings and reduced service and maintenance costs result in remarkable savings over time. High-performance buildings come with attractive benefits, increasing their value – and your net home equity.

Building highly efficient, cost-friendly homes that are healthy for you and kind to the environment.
At Tooketree Passive Homes, we produce Passive-House quality prefab wall, floor, and roof panels. We call them SEED panels because they are Sustainable, Ecologically-responsible, Efficient, and Durable.
Tooketree’s leaders are dedicated and collaborative members of Builders for Climate Action. Our SEED building system was purposefully designed to be a climate solution. Our panels are made from natural materials that store carbon and help mitigate climate change.
We use eco-friendly insulation such as blown-in cellulose, made primarily from recycled newspaper; sheep’s wool batts; denim batts made from recycled fabric and salvaged garment factory scraps; and wood fibre board, which is also manufactured from recycled materials.
Our building materials are mostly plant-based – born from photosynthesis: nature’s system for capturing atmospheric carbon. Dry plant matter and natural wool are about half carbon by weight. When we store carbon-rich matter in the walls, floors and roofs of our homes, we effectively prevent that carbon from re-entering the atmosphere. We use high-performance ‘smart’ membranes as vapour control layers and water-resistive barriers. They provide airtightness, vapour control and weatherproofing but allow moisture to dry out in either direction.
Our SEED panels meet Canada’s highest and most rigorous health and environmental standards.
Tooketree has been building ecological passive-quality homes since 2018. Our success helps prove that homes and buildings can be highly energy efficient without the use of toxic synthetic materials and can help us mitigate and adapt to climate change.
Using best practices from the manufacturing industry, pre-fab construction is redefining how commercial and residential projects are built, leading to significant improvements in quality control, and shorter construction timelines.
Prefabricated Buildings Save Time and Money
Our innovative design/build systems help you work faster. Our experts pre-fabricate walls, roofs, and floors while you prepare the site and install foundations. Our SEED Panels are delivered and installed in a matter of days helping you to seal up the enclosure quickly. This eliminates the unexpected challenges that arise when building outdoors. Air tightness and carbon storage detailing are included. Costs are competitive. Workflow is smooth and efficient.
